Long-term renting on Phuket follows the seasons. From November to April many owners of beach-area villas and condominiums let by the week to holidaymakers, so twelve-month leases are easier to agree when they start in the wet season, between May and October. Year-round tenants gather in three places: Cherng Talay and Bang Tao for the beach and the newer shops, Koh Kaew and Kathu for the schools, marinas and golf courses, and Rawai, Nai Harn and Chalong for a slower life in the south.
