What you need to know about renting a home long-term in Thailand
Start by setting your budget, preferred locations, property type and essential features. Consider the distance to work, schools, transportation and amenities. Be clear about how long you want to rent: short-term rentals (under 6 months) often have different terms than long-term agreements.
Browse listings online, or ask our brokers in Thailand to find homes that match your criteria. They can arrange viewings and tell you about neighborhoods and market rents.
During viewings, check the condition of the property, including appliances, plumbing, electrical systems and any furniture that is included. Take photos and notes. Ask about facilities, utilities, internet and safety.
In Thailand, rents are often negotiable, especially for longer lease terms. Negotiate the rent, utilities, furnishings and maintenance responsibilities.
Sign a lease agreement in both Thai and English (the Thai version is legally binding). Before you sign, review the deposit, renewal options, termination conditions and maintenance responsibilities.
Pay the security deposit (1-2 months' rent) and the first month's rent. Document the condition of the property with photos and a written inventory.
