Thailand's capital: penthouses, condos and branded residences in the city center
Bangkok is Thailand's capital and business center, a city of high-rise living along the Skytrain lines and the Chao Phraya River. Homes here are mostly condos, riverside penthouses and branded residences, concentrated in Sukhumvit, Silom and Sathorn. It suits buyers who want city life with offices, schools and hospitals close by.
Bangkok spreads over the plain of the Chao Phraya River, the old royal city on the east bank and Thonburi on the west. International residents mostly live along the BTS and MRT lines: Sukhumvit from Asok to Ekkamai, Silom and Sathorn, Lumpini and the riverside. Condominium towers fill the center; gated estates of houses lie out toward Bang Na.
Central Bangkok has the most expensive land and condominiums in Thailand. The top of the market is beside Lumpini Park, on Langsuan, Wireless Road and Ratchadamri, followed by Thong Lo and Sathorn. A short walk to a rail station drives price most, then a river or park view. Values fall station by station toward On Nut.
Bangkok suits people working in Thailand, families wanting a choice of international schools, and owners who pair a condominium here with a home by the sea. It does not suit anyone after a beach, quiet nights or clean air all year: traffic is heavy and haze is common in the dry months.
Suvarnabhumi Airport is about 30 to 45 minutes by car from central Sukhumvit outside rush hour, or under half an hour by Airport Rail Link to Phaya Thai. Don Mueang is similar by road. Asok to Silom is about ten minutes by MRT. Bumrungrad and Samitivej hospitals are on Sukhumvit. Pattaya is about two hours by car, Hua Hin about three.

Yes, with limits. A foreigner can own a condominium unit freehold as long as foreign ownership in the building stays within the legal quota. A foreigner cannot normally own land, so a house or villa is usually held on a long lease. The guide sets out the options.
