Coastal villas and beachfront condos in Thailand's historic royal resort
Hua Hin has long been the seaside retreat of the Thai royal family and keeps a quiet, low-rise character. Homes here are mainly pool villas on generous plots and beachfront condos, well suited to families and long stays. It draws retirees, golfers and Bangkok residents who drive down for the weekend.
Hua Hin is a seaside town on the western shore of the Gulf of Thailand, a royal summer retreat since the 1920s. The old center lies between the railway station and the fishing pier. The beach runs south to Khao Takiab and Khao Tao; pool-villa estates and golf courses spread inland toward Hin Lek Fai and Black Mountain. Buildings are low and evenings quiet.
Prices sit below Phuket, Koh Samui and central Bangkok, and a given budget buys a larger plot. Beachfront and sea-view condominiums in the center and at Khao Takiab cost the most. Inland villas are priced by plot, build quality and distance from town, with golf estates highest. Cha-am and inland Pranburi cost less.
Hua Hin suits retirees, golfers and second-home owners who want a settled town, good hospitals and an established foreign community. Families manage if one of the few international schools fits. It is less suited to those wanting island scenery, clear diving water, late nights or direct international flights.
Bangkok and Suvarnabhumi Airport are each about three hours by car; the train takes around four. Hua Hin Airport has few scheduled flights. From the center, allow about 15 minutes to Khao Takiab, 20 to Black Mountain or Khao Tao, and 30 to Cha-am or Pranburi. Bangkok Hospital Hua Hin is on Phetkasem Road; Hua Hin International School is about 20 minutes west.

Yes, with limits. A foreigner can own a condominium unit freehold as long as foreign ownership in the building stays within the legal quota. A foreigner cannot normally own land, so a house or villa is usually held on a long lease. The guide sets out the options.
