Beachfront condos and pool villas on the eastern seaboard
Pattaya is a coastal city on the eastern seaboard, reached from Bangkok by highway. High-rise condos and penthouses face the sea at Pratumnak Hill and Jomtien, while pool villas are more common in Na Jomtien. It suits weekend owners from Bangkok, retirees and people working in the Eastern Economic Corridor.
Pattaya is a beach city on the eastern Gulf of Thailand. Wongamat, in the north, is a quieter beach of condominium towers. Central Pattaya holds Beach Road, the malls and the nightlife. Pratumnak Hill is green and mostly low-rise. Jomtien and Na Jomtien follow a long beach south toward the fishing village of Bang Saray. East Pattaya, inland of Sukhumvit Road, is a district of gated estates and golf courses.
Prices in Thai baht sit below Phuket and central Bangkok for a comparable home. Beachfront towers in Wongamat and sea-view units on Pratumnak cost most, then the newer seafront buildings of Na Jomtien. Older Jomtien condominiums give large floor areas for less. East Pattaya offers the most house and garden for the money.
Pattaya suits retirees who want hospitals and golf nearby, families wanting a pool house near the international schools inland, and Bangkok residents with a weekend condominium. Sailors berth at Ocean Marina in Na Jomtien. With its traffic and loud nightlife district, it does not suit anyone seeking an empty island beach.
Bangkok is about two hours on Motorway 7, and Suvarnabhumi Airport about 90 minutes. U-Tapao Airport is about 45 minutes south. Wongamat to Jomtien takes about 25 minutes. Bangkok Hospital Pattaya is on Sukhumvit Road in the north. Regents International School and Rugby School Thailand lie inland, about 20 to 40 minutes from the beach districts.

Yes, with limits. A foreigner can own a condominium unit freehold as long as foreign ownership in the building stays within the legal quota. A foreigner cannot normally own land, so a house or villa is usually held on a long lease. The guide sets out the options.
