Long-term villa tenants in Hua Hin are often retired couples and golfers who stay the winter or the whole year. The usual house has three bedrooms on one floor opening onto a pool terrace, inside a walled estate off Soi 102, Soi 116 or the road to Black Mountain. Pool cleaning and gardening are commonly part of the rent; electricity, with air conditioning and a pool pump running, is not, and is worth estimating. Estates close to Black Mountain, Banyan or Palm Hills save a golfer the daily drive. A car is needed, since Phetkasem Road and the beach are ten to twenty minutes away.
